Tiled roofing in concrete interlocking and clay plain tiles
Tiled roofing from Best Top Roofing covers the two roofs you see on most streets in Hertfordshire and Northamptonshire: concrete interlocking tiles and clay plain tiles. We re-tile whole roofs on new membrane and battens, replace slipped and cracked tiles, and finish with dry ridge and dry verge, all with a fixed written price.
Most houses built after the war carry concrete interlocking tiles: large single-lap tiles that hook over each other at the sides, quick to lay and economical. Older houses, and plenty of newer ones built to look traditional, carry clay plain tiles: small, double-lapped tiles that give the deep, textured look of a period roof. Both last a long time, and both fail in the same way in the end, when the nails rust, the battens rot and the felt underneath gives up.
When a tiled roof reaches that point we strip it to the timbers, check and replace any rotten rafters or battens, lay a breathable membrane and new treated battens set to the gauge of the tile, then tile from the eaves up. Valleys, abutments and chimneys get new lead, and the ridge, hips and verges are finished with mechanical dry systems so there is no mortar left to crack and wash out.
Not every tiled roof needs replacing. Slipped, cracked and missing tiles are refitted or replaced one at a time, and loose ridges re-fixed, with the cause found first so the repair holds. The photos on this page are our own tiled roofs, in progress and finished.

How it works
Survey
Thomas looks at the tiles, the fixings, the lead and the loft, and tells you whether it is a repair or a re-tile.
Fixed written price
Tile choice, timber, lead and scaffold set out in writing before we book you in.
Strip or repair
Slipped tiles refitted, or the roof stripped to the timbers and re-battened on new membrane.
Tiled and finished
Tiles laid to gauge, lead dressed, dry ridge and verge fitted, site cleared.
A tiled roof is only as good as the battens, nails and lead under it. We renew all of it, and every new re-roof carries our 10 year guarantee, in writing.
Tiled roofing: your questions answered
Should I choose concrete or clay tiles?
Concrete interlocking tiles are the most economical and suit most post-war houses. Clay plain tiles cost more and take longer to lay, but they suit older and steeper roofs and keep the look of a period street. We bring samples to the survey and talk you through both.
Can you match the tiles on my roof?
Where the same tile or a close match is still made, yes. On older roofs we compare samples against your tiles at the survey and tell you straight if a match is not possible, so a repair does not stand out.
Can you replace a few slipped tiles without re-roofing?
Yes. Slipped and cracked tiles are refitted or replaced one at a time and loose ridge tiles re-fixed. If the battens or felt behind them have failed across the roof, we show you and price the options.
Can I change from clay tiles to concrete, or the other way round?
Often, yes, but the weight and pitch of the roof have to suit the new tile, and in a conservation area a change of material can need permission. We check both before anything is booked.
Is a tiled re-roof covered by your guarantee?
Yes. Every new re-roof we fit carries our 10 year workmanship guarantee in writing, and the tiles and membrane carry their manufacturers' own guarantees. The full terms are on our guarantee page.
