New roofs from Best Top Roofing start with the old one coming off completely. We strip back to the timbers, lay new breathable membrane and battens, fit slate, slate-effect, concrete or clay tiles, and finish with dry ridge and dry verge systems that never need re-pointing. Every new re-roof carries our 10 year guarantee.

Patching a roof that has reached the end of its life costs more every year. Tiles keep slipping because the nails and battens holding them have rusted and rotted, the old bitumen felt underneath has turned brittle and split, and water that gets past the tiles now runs straight onto the timbers. When the repairs start coming round every winter, a full re-roof is the cheaper answer over the next 30 years.

A re-roof with us is the whole job, not an overlay. The old tiles, battens and felt come off and go in the skip. With the roof open we check every rafter, purlin and wall plate and replace anything rotten or sagging. Then a breathable membrane goes on, new treated battens are set out to the gauge of the new tile, and the roof is covered in the material you choose. Valleys, abutments and chimneys get new lead, and the ridge and verges are finished with mechanical dry systems so there is no mortar left to crack and fall into the gutter.

New roofs: your questions answered

How long does a re-roof take?

Most three-bedroom semis and terraces take around a week from scaffold up to scaffold down. Bungalows with hips, larger detached houses and natural slate take longer. You get the start date and the expected finish in writing with the quote.

Do I need planning permission for a new roof?

Replacing a roof with similar materials does not normally need planning permission. Listed buildings, conservation areas and changes to the height or shape of the roof are different, and we tell you at the survey if your house needs a check first.

Which tile should I choose?

It comes down to the pitch of the roof, the look of the street and the budget. Concrete interlocking tiles are the most economical, slate-effect tiles give a clean modern finish, clay plain tiles suit older and steeper roofs, and natural slate suits Victorian terraces. We bring samples.

What is a dry ridge and why do you use it?

A dry ridge fixes the ridge tiles mechanically with clips and a roll-out seal instead of bedding them in mortar. Mortar cracks, washes out and lets ridge tiles work loose. A dry system stays put and needs no re-pointing.

Is the timber replacement included?

Timber we can see from the loft at the survey is priced in the quote. Anything hidden that only shows once the roof is open is shown to you and priced before we replace it, so there are no surprises on the invoice.

What does the 10 year guarantee cover?
